Home Inspections in Norfolk, VA

Norfolk has some of the oldest houses in Hampton Roads, a lot of water on three sides and a steady stream of military moves. InspectRx inspects homes across the city with the same approach every time: diagnose every system, explain every finding and send your report the same day.

A City of Older Homes

Many Norfolk neighborhoods were built long before today's codes. Ghent, Colonial Place, Park Place and Larchmont are full of homes from the late 1800s through the 1930s. Wards Corner and much of the rest of the city filled in after World War II with brick ranches, Cape Cods and two-story colonials. Ocean View mixes beach cottages with newer homes along the Chesapeake Bay.

An older house has usually been updated a piece at a time. The kitchen may be new while the wiring behind the walls, the water lines and the drain pipes are original. In early-1900s homes we look for knob-and-tube wiring, ungrounded outlets, undersized electrical service, galvanized water pipes and cast iron drains. We also check how past renovations were tied into the old systems, because that is where many problems start.

Water, Tides and Crawl Spaces

Norfolk sits low, and some streets near the Lafayette and Elizabeth Rivers and around the Hague in Ghent flood at high tide or in a strong nor'easter. Few homes here have basements. Most sit on a crawl space or a slab, and a crawl space in a low, humid city needs a careful look.

Under the house we check for standing water, wet or fallen insulation, damaged vapor barrier, moisture in the floor framing and signs of past repairs. Outside, we look at grading, gutters and downspouts, because water that is not carried away from the foundation ends up underneath it. If the home is in a flood zone, ask the seller about past flooding and look into flood insurance early in your contract period.

What We Look at Closely in Norfolk Homes

  • Crawl space moisture, insulation and framing
  • Original wiring, outlets and the electrical panel
  • Supply pipes, drain lines and the water heater
  • Grading and drainage around the foundation
  • Signs of past water entry and patched repairs
  • Roof covering, flashing and attic ventilation

Sewer Lines, Mold and Water

Older Norfolk homes often still have their original sewer line running out to the street. Clay and cast iron pipe can crack, settle or fill with tree roots, and none of that shows during a walk-through. A sewer camera inspection sends a camera down the main line so you know its condition before closing. Our article on why every homebuyer should get one explains what it finds.

Humid summers, crawl spaces and past leaks give mold a place to grow. If the inspection turns up a musty smell, staining or a history of water, mold air and swab testing tells you what is in the air and on surfaces. In a home with older plumbing, water testing for lead and other contaminants gives you a clear answer about what comes out of the tap.

Buying in Norfolk on a Military Move

With Naval Station Norfolk in the city, many buyers here are service members and their families on a tight timeline, sometimes buying before they arrive. Our report is delivered the same day, with photos and plain-language explanations, so you and your agent can make decisions without waiting. If your loan needs a water test that meets FHA or VA requirements, we can do that too, with results within two business days.
