Mold Testing in Virginia Beach & Hampton Roads
Air samples and surface swabs, analyzed by an accredited laboratory, so you know what is growing in a home and how much of it is there. Available on its own or alongside your home inspection, anywhere in Southeastern Virginia and Northeastern North Carolina.
Why Mold Is a Hampton Roads Question
Coastal Virginia is humid for much of the year, and many homes here sit on crawl spaces close to a high water table. Add summer storms, nor'easters, aging roofs and plumbing leaks, and moisture finds its way into crawl spaces, attics, wall cavities and HVAC systems. Wherever moisture stays, mold can grow.
Some of it is easy to see. A lot of it is not: behind a freshly painted wall, under carpet, on the underside of a subfloor or inside ductwork. A musty smell is often the first sign. Testing turns that smell or stain into lab results you can act on.
How Our Mold Testing Works
Michael collects air samples and surface swabs from the areas of concern and sends them to an accredited laboratory for analysis. The results identify the mold species present, the concentration levels and whether remediation is needed. You get a complete picture of the air quality in the home, not a guess based on how a stain looks.
Testing is different from a visual mold inspection. A visual check tells you where moisture and growth appear; sampling tells you what is there and how much. Our article on mold testing vs. mold inspection explains when you need each one.
Testing Includes
- Air samples
- Surface swabs
- Lab analysis
- Mold species identification
- Concentration levels
When to Test a Home
Mold testing is worth adding when any of these apply:
- You notice a musty or earthy smell, especially in a closet, bathroom or crawl space access.
- There are water stains, bubbling paint or warped flooring, or the seller discloses past leaks.
- The home took on water in a storm or sits in a low-lying, flood-prone area.
- The house has been closed up and vacant through a humid summer.
- Someone in your household has allergies, asthma or other breathing concerns.
- The crawl space shows standing water, wet insulation or damp framing.
Mold testing can be booked on its own or together with your home inspection, so one inspector handles both.
Testing Across Southeastern Virginia
We test homes in Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, Newport News and the rest of Southeastern Virginia, plus Elizabeth City, Currituck and Northeastern North Carolina. Waterfront and older homes often have the most moisture history, but newer homes are not immune: a slow leak at a supply line or a poorly drained condensate line can do damage in a home that is only a few years old.
Michael has inspected more than 6,000 homes in the region over 10 years, is licensed in Virginia and North Carolina, and has been an InterNACHI certified member for over 9 years. Home inspection, sewer camera, mold testing and water testing are all handled by one inspector, so you are not coordinating separate vendors.
If Results Show a Problem
Elevated results do not mean you have to walk away from a house. They tell you how serious the problem is, so you can bring in a remediation contractor for a quote, negotiate repairs or a credit with the seller, and make sure the moisture source is fixed. Removing mold without stopping the water that feeds it rarely lasts.
